Tenant Requirements
At Smith Management Group, we strive to find responsible and qualified tenants for the properties we manage on behalf of various owners. While each owner may have their own specific preferences, there are some general criteria we commonly look for in potential tenants.
Key requirements include:
1.) Income:
Applicants must have a combined gross income of at least 3 times the monthly rent.
2.) Good Debt-to-Income Ratio:
A healthy balance between your income and any existing debt is crucial, as it demonstrates your ability to manage monthly rent payments. (A debt to income ratio of 36% or less is considered good.)
How do I calculate my debt to income ratio?
Take your total monthly debt payments, and divide them by your gross monthly income. After you get that total, multiply it by 100.
(Remember, gross pay is the higher number on your pay stub, and not what you bring home.)
3.) No Recent Evictions:
A clean rental history without recent evictions is important for establishing reliability and responsibility as a tenant.
4.) Comprehensive Application Review:
We evaluate applications holistically, meaning we consider all aspects of your profile. While strong credit is beneficial, we understand that it’s not the only indicator of a responsible tenant, and we do not expect perfection in credit history or background.

Yes. We have a $45.00 application fee to cover the cost of background checks and processing

The application process generally takes a few days. We will compile the application & send to the owner of the property within 24 hours. We will inform you as soon as a decision has been made.
Yes! We understand that individuals can face financial challenges, and we are open to reviewing applications from those with less-than-perfect credit. We take multiple factors into consideration when evaluating applications.
While we do take credit scores into account, we do not have a strict minimum requirement. Instead, we review your entire financial picture and history to assess your suitability as a tenant.
How to Apply for one of our rentals:

3. Have Documents Ready
Be prepared to upload necessary documents, such as proof of income (3 most recent paystubs) & Identification: Valid government-issued ID (Driver’s License, Passport, etc.)
4. Complete the Application
Once you’ve selected the property you are interested in, click the “Apply Now” button located on the specific property page. Fill Out the Application Form. Provide accurate information including your personal details, income, and rental history.
5. Submit the Application:
Following completion, there will be a $45.00 application fee due before hitting submit. Review all the information for accuracy before submitting.
6. What Happens Next?
We will conduct screening reports, compile and review all relevant information, and then present our findings to the owners for their final decision.
7. When Will I Receive A Response?
Once you submit your application, the timeline for receiving a response can vary since each owner has their own process. However, we will ensure that we present your application to the owner within 24 hours of receiving all necessary information from you. Typically, you can expect to hear back from us within 2-3 days, and we will keep you updated as soon as we have any news.
