  • Application Qualification Criteria

    Smith Management Group, LLC supports equal housing opportunity; including, the Fair Housing Act as amended, a federal law applicable in all states that prohibits discrimination in housing based on race, color, religion, sex, national origin, familial status or disability.

    Smith Management Group, LLC requires all applicants to meet the following criteria in order to qualify for housing:

    -Provide positive identification and evidence of lawful presence in the United States with valid driver's license or other government-issued ID.

    -Provide proof of employment and income.  Household income must be at least three times the rental rate.  If a guarantor is required, their income must be at least five times the rental rate.

    -Satisfactory credit screening. Rental housing debt, evictions or collections will result in automatic denial of the application.

    -Tenant's debt to income ratio may not exceed 30%.  

    -Residency history with positive landlord reference.

    -Satisfactory criminal history screening.  All residents will be screened for criminal history.
